Welcome to Good to Lease, a platform that helps make the rental process easier for self-managed landlords and tenants. By accessing or using our platform, you agree to be bound by these Terms of Use. If you do not agree to these Terms of Use, you may not use our platform

User Accounts

To use certain features of our platform, such as creating listings, making bookings, or messaging other users, you may need to create a user account. You are responsible for maintaining the confidentiality of your account information, including your username and password. You are also responsible for all activities that occur under your account. If you believe that your account has been compromised, you should contact us immediately.


Listings

As a property owner or manager, you may create listings for your properties on our platform. You are responsible for ensuring that your listings are accurate and up-to-date. You may not list properties that you do not have the legal authority to rent or that violate any laws or regulations. You are also responsible for any damage caused to Good to Lease, or the tenants by your properties during a rent period.


Bookings and Payments

When you rent on our platform, you agree to pay the total amount due for the rent as mentioned in the rent agreement, in full, either upfront or every month in equal monthly payments on a specific date for the duration of your rent agreement, including any applicable taxes and fees. You may be required to provide payment information, such as a credit card, debit card, bank account number, routing number, to complete your renting process. We use Stripe to process payments on Good to Lease, and we do not store your payment information on our platform.


Referral fees

In an effort to support our mission of providing a convenient platform for self-managed landlords and tenants, and to make housing affordable for everyone, Good to Lease charges property owners a small referral of 4% per transaction and renters a referral fee of 4% per transaction. In addition to the referral fee, Good to Lease also collects the transaction processing fee of 2.9% + $0.30 on behalf of Stripe which is paid by the renter. The transaction processing fee and referral fee are strictly non-refundable as Stripe does not refund the transaction fees back to us in case of refunds and cancelations. Additionally, once the renter has signed and submitted the rental contract or rent agreement, they are legally liable to pay the agreed amount.


Payments and Payouts

Good to Lease collects payment on your behalf when a lessee rents your listed space to ensure payment security and authenticity. Upon receiving the payment, Good to Lease holds the funds for 14 days to account for any potential chargebacks or disputes. After 14 days, and once the transaction is deemed as "Successful" our system automatically initiates the transfer of funds to your connected bank account, with our referral and transaction processing fees deducted. It typically takes 3-5 business days for the funds to appear in your bank account.


Cancelation and Refunds

If you wish to cancel or terminate your rent, you must contact the property owner or manager immediately. In general, you must thoroughly review the cancelation policy and other terms for the property before signing the rent agreement. Some properties may offer full or partial refunds for cancelations made within a certain timeframe, while others may not offer refunds at all. Good to Lease does not offer refunds on referral fees and transaction processing fee, and does not assume any legal responsibility of the agreed upon rent amount if a property owner or manager terminates your rent agreement at their sole discretion. Once you’ve signed, saved, and submitted the rental contract or rent agreement, you are legally liable to pay the agreed amount including the Good to Lease fees and the payment processing fees.


Subscription Plans

Good to Lease offers four subscription plans, each charged on a monthly basis.

  • Subscription Fees: By subscribing to any of our plans, you agree to pay the applicable subscription fees as outlined on our website or as communicated to you via email or other means. Subscription fees are charged on a monthly basis and are non-refundable.
  • Automatic Renewal: Your subscription will automatically renew at the end of each monthly billing cycle unless you cancel your subscription before the renewal date. By subscribing, you authorize Good to Lease to automatically charge the applicable subscription fee to your chosen payment method.
  • Cancellation: You may cancel your subscription at any time by accessing your account settings on our platform or by contacting our customer support team. Cancelations must be made before the next billing cycle to avoid being charged for the following month.
  • Modification of Plans: Good to Lease reserves the right to modify, suspend, or discontinue any subscription plan or pricing at any time without prior notice. In the event of such changes, we will make reasonable efforts to notify subscribers in advance.
  • Account Responsibility: You are responsible for maintaining the confidentiality of your account and password and for restricting access to your account. You agree to accept responsibility for all activities that occur under your account.
  • Usage Restrictions: Your subscription is for personal or business use only and may not be shared, resold, or transferred to any other party without prior written consent from Good to Lease.
  • Content Ownership: All content provided through our subscription plans, including but not limited to renting listings, documents, and resources, remains the property of Good to Lease or its licensors. You may not reproduce, distribute, or modify any content without prior authorization.
AI Agreement Generator

Use of AI Agreement Generator:

The Platform offers an AI agreement generator tool intended to assist landlords in the formulation of rent agreements. It must be emphasized that the generated agreements are provided solely as templates and are not exhaustive or tailored to the specific circumstances of individual users.

Users are urged to exercise due diligence and professional judgment when utilizing the AI agreement generator. While the tool endeavors to provide comprehensive documents, users are ultimately responsible for reviewing, customizing, and ensuring the legal sufficiency of the generated rent agreements.

Validity in Court:

Upon mutual acceptance and execution by both parties, rent agreements generated through the Platform hold legal validity and may be presented as admissible evidence in legal proceedings.

Users are advised to seek legal counsel to ensure that the terms and conditions articulated in the rent agreements comply with relevant statutory provisions and case law within their jurisdiction.

Disclaimer of Responsibility:

Good to Lease functions strictly as a facilitator of rent agreement creation and does not purport to offer legal advice or guarantee the accuracy or suitability of the generated agreements.

Users assume full responsibility for the content, accuracy, and legal compliance of the rent agreements produced through the Platform. Good to Lease disclaims any liability for disputes, losses, or damages arising from the reliance upon or utilization of the generated documents.

Non-refundable Fee:

In consideration for access to the AI agreement generator, users are subject to a one-time fee of $8, payable to Good to Lease. This fee is deemed non-refundable, irrespective of the subsequent utilization or modification of the generated rent agreements.

Prohibited Activities

You may not use our platform for any illegal or fraudulent purposes. You may not harass, defame, or intimidate other users, or use our platform to engage in any activity that violates these Terms of Use or our Privacy Policy. We reserve the right to suspend or terminate your account if we believe that you have violated these Terms of Use or our Privacy Policy.

Intellectual Property

All content on our platform, including text, graphics, logos, and images, is owned by or licensed to Good to Lease. You may not use our content without our express written permission.

Disclaimer of Warranties

We make no warranties or representations about the accuracy, completeness, or reliability of the information provided on our platform. We also do not warrant that our platform will be error-free or uninterrupted at all times.

Limitation of Liability

In no event shall Good to Lease be liable for any indirect, incidental, special, punitive, or consequential damages arising out of or in connection with your use of our platform, even if we have been advised of the possibility of such damages. Our total liability to you for any claims arising out of or in connection with these Terms of Use shall be lower than or limited to the amount paid by or to you for the rent.

Governing Law

These Terms of Use shall be governed by and construed in accordance with the laws of the State of New York, without giving effect to any principles of conflicts of law.

Changes to These Terms of Use

We may update these Terms of Use from time to time to reflect changes in our practices or legal requirements. If we make any material changes, we will notify you by email or by posting a notice on our platform prior to the change becoming effective. We encourage you to periodically review these Terms of Use for the latest information on your rights and obligations when using our platform.
